Update on Singer Island’s Development Scene!

Singer Island, known for its serene waterfront living, is poised for further transformation with the advent of three new condominium developments.

1. HAVN Residences and Yacht Club by Nationwide Realty Investors
Formerly known as the Cannonsport condominium and marina, HAVN Residences in Palm Beach Shores is being tailored for boating enthusiasts. Nestled along the Intracoastal Waterway, adjacent to the Sailfish Marina HAVN will offer 36 renovated luxury units, luxurious amenities, onsite concierge services and 52 boat slips accommodating vessels from 30 to 150 feet and common area enhancements.

2. The Driftwood by WCIP Commercial Properties
The Driftwood currently under construction will offer contemporary elegance and is comprised of just five luxurious units each with its own private parking garage and optional private boat slip. Also situated near the Sailfish Marina this upscale development boasts scenic waterfront views of the Intracoastal, visible right from your living room. Featuring glass-enclosed primary suites and expansive balconies, The Driftwood epitomizes modern design and luxury living, ensuring generous floor plans and top-tier materials.

3. Pearl by The Atlantic Group of Companies
Pearl is an exclusive collection of 18 expansive residences situated on the former Sea Spray Inn site in Palm Beach Shores. The site is currently being cleared with completion expected by the fourth quarter of 2025. Pearl promises sweeping views of the Atlantic Ocean and enchanting Florida sunsets. Ranging from 2,400 to 7,000 square feet, each residence offers customizable options and access to 20,000 square feet of indoor and outdoor amenities, including a rooftop pool and beachside cabanas.

170 Lake Drive, Palm Beach Shores
A recent notable sale occurred with a single-family home in Palm Beach Shores fetching a very impressive $31.1 million. Situated on 1.5 acres next door to the upcoming Havn Residences and very close to the Buccaneer resort and marina this area is zoned for condominiums, townhomes, or a hotel. This sale underscores the ongoing appeal of waterfront properties in Palm Beach Shores. Future plans for this site remain uncertain (Palm Beach Shores has a six-floor height restriction),

Coral Sea Parcel Update
Speculations abound regarding the vacant 3 and a quarter acre parcel between Martinique II and Oasis Singer Island buildings in the middle of the island (3930 N Ocean Drive), hinting at a potential agreement with a developer to construct a single 17-story luxury condominium tower with similar set backs as the 5000 North Ocean and the Vista Blue building. The status of approval from the City of Riviera Beach remains uncertain at this time.

Ocean Walk Mall
The remainder of the ground lease was acquired in September 2023 by a consortium of real estate investors, including a subsidiary of the Related Group of Miami. Rumors for the 65,908-square-foot open air mall also abound regarding potential additions, ranging from the addition of more shops and restaurants, to even the construction of a hotel / three story parking garage. Formerly known as Ocean Mall it is situated by almost 900 square feet of unobstructed oceanfront but is subject to current zoning regulations that restrict the number of stories allowed for development.
