Singer Island Real Estate Market Update September 2026
As of September 1, condominium sales on Singer Island, including Palm Beach Shores, remain steady year over year. A total of 129 condominiums have sold so far in 2026, matching the 126 sales recorded during the same period in 2025, although activity remains below the 183 sales recorded in 2024 over a similar period.
Condominium sales volume has also remained remarkably consistent, reaching approximately $165 million year-to-date, compared with $167 million at this point in 2025 and $255 million in 2024.
The luxury segment continues to be an important driver of the Singer Island condominium market. Year-to-date sales include 7 transactions at $4 million or more, 8 between $3 million and $4 million, 15 between $2 million and $3 million, and 22 between $1 million and $2 million. Collectively, these 52 sales generated approximately $124 million, representing about 75% of all condominium sales volume so far this year.
The single-family home market has recorded 32 sales year-to-date, compared with 34 during the same period in 2025. More than half of the homes sold in both years were priced at $2 million or above, with the proportion increasing slightly in 2026.
Total single-family home sales volume stands at approximately $80 million, compared with $92 million at this point last year.
Pending activity remains healthy, with 19 condominiums and 3 single-family homes currently under contract.
Cash continues to be a defining characteristic of the local market. Approximately 78% of condominium purchases and 68% of single-family home purchases so far this year have been cash transactions.
New Development in Nearby Riviera Beach
Several significant projects are moving forward just west of Singer Island in Riviera Beach. At Blue Heron Boulevard and Broadway, plans call for an 18-story, 192-unit market-rate/workforce apartment building and an 8-story, 92-unit senior affordable/assisted-living development at 2600 and 2601 Broadway.
Farther north at 3700 Broadway, immediately south of Nautilus 220 across Silver Beach Road, Forest Development is advancing Oculina, a major mixed-use development on the former Winn-Dixie site. Plans call for two 25-story towers with 399 condominium residences, along with restaurant, retail and office space. Together with Nautilus 220 and other nearby projects, Oculina represents significant new investment in the Riviera Beach corridor immediately west of Singer Island.
